Title
A resolution providing supporting authorization to endorse the resubdivision of a Portion of Tract C of the Plantation Business Campus into two lots, C-1 and C-2 of Plantation Business Campus, at 150 Alpha Drive, Destrehan with a waiver from the required 100 foot width to 50 feet, and from geometric standards for lot side lines to be perpendicular to a street or radial to a cul du sac, as requested by P & L Investments IX, LLC.
Body
WHEREAS, Portion of Tract C of the Plantation Business Campus, situated in Section 4, T13E, R8E at 150 Alpha Drive, Destrehan is approximately 17.65 acres with frontage on Alpha Drive; and,
WHEREAS, the applicant has requested that Portion of Tract C of the Plantation Business Campus situated in Section 4, T13E, R8E at 150 Alpha Drive, Destrehan be subdivided into Lots C-1 & C-2; and,
WHEREAS, Lot C-2, will have 50 feet of hard surface frontage on Alpha Drive and side lot lines that are not radial to a cul-du-sac; and,
WHEREAS, the St. Charles Parish Code of Ordinances requires a minimum frontage width of 100 feet for lots zoned M-1 and that all lot side lines shall be radial to curved street lines; and,
WHEREAS, the St. Charles Parish Subdivision Ordinance of 1981 (as amended) requires a supporting resolution of the Parish Council to waive the required frontage on a developed public street; and,
WHEREAS, the St. Charles Parish Subdivision Ordinance of 1981 (as amended) requires a supporting resolution of the Parish Council to waive the required side lot lines that are radial to curved street right of ways; and,
WHEREAS, the Planning and Zoning Commission, at their meeting of April 6, 2017, recommended approval of the resubdivision with said waivers.
NOW, THEREFORE, BE IT RESOLVED THAT THE ST. CHARLES PARISH COUNCIL, does hereby provide this supporting resolution endorsing the resubdivision of a Portion of Tract C of the Plantation Business Campus into Lots herein designated as Lot C-1 and Lot C-2 of Tract C of Plantation Business Campus, situated in Section 4, T13E, R8E at 150 Alpha Drive, Destrehan with a waiver from the required hard surface frontage for lots zoned M-1 from 100 feet to 50 feet, and the geometric standards for lot side lines, as requested by P & L Investments IX, LLC.
The foregoing resolution having been submitted to a vote, the vote thereon was as follows:
