Title
An ordinance to amend the St. Charles Parish Zoning Ordinance of 1981; Appendix A Section VI. Requirements for O-L Zoning Districts.
Body
WHEREAS, the Subdivision Regulations require all lots to have frontage on a public street or roadway; and,
WHEREAS, the Zoning Ordinance stipulates minimum widths and frontage for lots in every zoning district except Open Land (O-L); and,
WHEREAS, lots in O-L zoning districts are required to meet a minimum lot size but not a minimum lot width; and,
WHEREAS, resubdivisions occur frequently in O-L zoning districts; and,
WHEREAS, the St. Charles Parish Council desires to promote orderly development by insuring all lots possess frontage on and may be accessed by Parish streets.
THE ST. CHARLES PARISH COUNCIL HEREBY ORDAINS:
SECTION I: That the St. Charles Parish Code of Ordinances, Appendix A, Section III, Definitions, is amended by removing definition 26.5 “frontage” and adding
43.5 Lot Frontage: That required part of a lot (lot line) abutting on an improved, public street or way. For the purposes of determining required yard sizes on corner lots and through lots, all sides of a lot adjacent to streets shall be considered frontage; for the purposes of determining required yard sizes on lots fronting curvilinear streets, the length of the arc between the side lot lines shall be considered lot frontage.
SECTION II: That the St. Charles Parish Code of Ordinances, Appendix A, Section VI. A [I.] 2.a. Zoning district criteria and regulations, Open Land District, spatial requirements is hereby amended as follows:
Minimum lot size shall be twenty thousand (20,000) square feet; minimum width-fifty (50) feet.
