Title
An ordinance amending the Code of Ordinances, Appendix A, Section VI. B[II.]2b(4).of the St. Charles Parish Zoning Ordinance of 1981, adjusting the required front yard setbacks for lots less than 100 feet deep in R1-A(M) zoning districts.
Body
WHEREAS, the St. Charles Parish Code of Ordinance, Appendix A Section VI. B[II.]2b(4) sets forth provisions for the calculations for required front yard setback in R1-A(M) zoning districts; and,
WHEREAS, the stated allowable percentage to calculate required front yards for lots less than one hundred feet would in most cases require deeper setbacks than lots that exceed one hundred feet in depth; and,
WHEREAS, to promote health, safety, and welfare of the residents of St. Charles Parish with respect to allowing construction within the buildable areas of land situated in St. Charles Parish; and,
WHEREAS, the St. Charles Parish Council desires enforce the setback requirements of the specific zoning districts within the Parish.
THE ST. CHARLES PARISH COUNCIL HEREBY ORDAINS:
SECTION I. That the St. Charles Parish Code of Ordinances, Appendix A, Section VI. B[II.]2b, is hereby amended to state as follows:

b. Minimum yard sizes:
1. Font-fifteen (15) feet.
2. Side-five (5) feet.
3. Rear-five (5) feet.
4. For lots with less than one hundred (100) feet depth, front setback shall be twenty (20) fifteen (15) percent of lot depth with a minimum of ten (10) feet to the front lot line and five (5) feet to the rear lot line.
