Title
A resolution endorsing waivers from the Subdivision Regulations of 1981 to allow a dead-end street with no cul-de-sac and a parcel with no street frontage (Section III.B.3, Geometric Standards for Blocks, Arrangement); and to allow lots that do not meet required width in the M-1 zoning district (Section III.C.1.b, Geometric Standards for Lots, Section III.C.1.a, Geometric Standards for Lots, Corner Lot); and also one lot that does not meet the required area for the M-1 zoning district (Appendix A, Section VI.D.I.2.a) all as requested by 310 Equity, LLC.

WHEREAS, on November 7, 2019 the Planning and Zoning Commission approved a plan entitled Preliminary Plan Saints Place, by Stephen Flynn, dated May 23, 2019 and revised 6/4/2019, 6/28/2019, & 9/19/2019 as requested by 310 Equity, LLC; and,
WHEREAS, the plan does not meet all geometric standards for streets, blocks, and lot; and,
WHEREAS, the plan is a revision of the Preliminary Plan of Saints Place which had been approved by the Planning and Zoning Commission on August 1, 2019 and endorsed by the Parish Council with Resolution 6432, passed on August 19, 2019.
NOW, THEREFORE, BE IT RESOLVED THAT THE ST. CHARLES PARISH COUNCIL, hereby provides this endorsement for waivers from the Subdivision Regulations of 1981, to allow a street, St. Thomas Street, without a turning circle or cul-de-sac; and a lot, Parcel A, with no street frontage; and a lot, Parcel B, that does not meet the required or area for the M-1 zoning district or for corner lots; and to allow lots, Parcel A, and lots 33, 34, 35, 36, 53, and 54, that do not meet the required width for the zoning district all as requested by 310 Equity, LLC.
