Title
A resolution in support of the Planning and Zoning Commission's approval of 2026-6-SPU for Automobile Fleet Services in a C-3 zoning district on Tract B of Tract 53, Coteau De France, 16825 Highway 90, Des Allemands, specifically waivers from Appendix A., Section VI. Zoning district criteria and regulations, item C.[IV.]4.a. and Section VIII. Site plan review and design requirements, item F.2. as requested by William Sigmon for Sigmon Rental Properties, LLC.

WHEREAS, William Sigmon for Sigmon Rental Properties, LLC requests a Special Permit Use (SPU) for Automobile Fleet Services in C-3 zoning on a portion of Tract B of Tract 53, Coteau De France, 16825 Highway 90, Des Allemands; and,
WHEREAS, waivers are required to address site design deficiencies related to residential buffer plantings and use of an aggregate surface for vehicular circulation and parking areas; and,
WHEREAS, Appendix A., Section IV., 9.B.4 requires a resolution of support from the Parish Council for any Special Permit Use requiring a waiver from zoning regulations; and,
WHEREAS, the applicant requests a waiver from Appendix A., Section VI., item C.[IV.]4.a. requiring a ten (10) foot wide planted buffer strip abutting any residential district or use, specifically allowing the planting of the first 146 feet along each side property line instead of the full length (254 feet and 267 feet), as shown on the submitted site plan; and,
WHEREAS, the applicant requests a waiver from Appendix A., Section VIII, item F.2. in order to utilize an aggregate surface within vehicular circulation and parking areas instead of the required permanent dust-free paving; and,
WHEREAS, the Planning and Zoning Department recommended approval of the request; and,
WHEREAS, the Planning and Zoning Commission approved the Special Permit Use for Automobile Fleet Services with ...
